DEVELOPERS behind controversial plans to build on Benfleet green belt land have been accused of “chancing their arm” by the council’s head of economic regeneration.

Cheshire-based Fox Land and Property hopes to submit a planning application later this month to build on 14 acres of land between the A130 and Glebelands, in Benfleet. The proposals are likely to be refused by Castle Point Council’s planning committee because the site is located on green belt.

However, there are fears planning permission could be granted by the Government’s planning inspector if it goes to appeal.

This is because the council does not currently have a Local Development Framework, which outlines where new housing developments in the borough should go.

The framework is being held up while the council awaits guidance from the Government on house building targets.

Norman Smith, Castle Point councillor for economic regeneration, said: “We are in the unusual situation where we don’t have a framework at the moment.

“But if it does get to appeal it would be a long way off, and I’d hope the framework will be finalised by then.

“If it goes to appeal there is always a risk it will be passed, but I believe the developers are chancing their arm while we haven’t got a framework in place.”

It is hoped the framework will be finalised later this year.

John Guest, 61, of Glebelands, launched Residents for a Green and Safe Glebelands and Sadlers campaign against the proposals with his son Steve, 35.

He said preserving the green belt was vital. He added: “We need this little green area kept as a buffer between the towns, otherwise we will all become one amalgamated mess Martyn Twigg, project manager for Fox Land and Property, said: “Although the land is designated green belt, we believe it is under-used.

“Our plans would actually benefit nearby residents by providing a buffer between them and the A130, which will greatly reduce the noise.”
